BadHOA.com is an independent, noncommercial information resource for Arizona homeowners. 2. No guarantee of accuracy
We work to keep the statutes, deadlines, and other information accurate and current, but laws change and errors happen. The information, calculators, and document templates are provided for general reference only, without warranty of any kind. Always confirm statutory text and deadlines against the official source (for Arizona, the Arizona State Legislature) and, where it matters, with an attorney. You are responsible for how you use anything you find here.
3. Member accounts
You may create a free account. You agree to provide accurate information, including a property address that is your own, and to keep it current. Accounts are secured by one-time email links rather than passwords, so you are responsible for maintaining access to, and the security of, your email account. You may update or delete your account at any time. We may suspend or remove accounts that are used abusively, submit false information, or violate these terms.
4. Information you submit
When you submit the name of an association or management company, you allow us to review it and, if appropriate, add it to our public directory of Arizona associations. You agree that what you submit is accurate to the best of your knowledge and that you have the right to submit it. Directory entries describe associations and management companies; we do not publish information about individual homeowners.
5. Acceptable use
You agree not to: use the site to break the law; scrape, harvest, or bulk-download content or the lookup endpoints; probe, overload, or interfere with the site or its security; submit false or misleading directory information; or use the tools to harass any person or association. We may rate-limit or block activity that appears abusive.
6. No warranties; limitation of liability
The site is provided “as is” and “as available,” without warranties of any kind, express or implied. To the fullest extent permitted by law, BadHOA.com and those who operate it are not liable for any loss or damages arising from your use of, or reliance on, the site — including any missed deadline, action taken, or outcome in a dispute. Because this is a free, noncommercial resource, you use it at your own risk.
