BadHOA.com is an independent, noncommercial Arizona homeowner information resource. We collect as little personal information as possible, we don’t sell it, and we never display member information publicly. This page explains what we collect and why.
Browsing the site
You can read the statutes, use the tools, and browse the site without giving us any personal information. The homeowner tools (deadline calculator, letter and records-request generators) run in your browser — what you type into them is not sent to us or saved on our servers. To understand general traffic and how the site is used we use two third-party measurement tools, Google Analytics and Microsoft Clarity, described under “Analytics and cookies” below. We take no payments and run no advertising.
Analytics and cookies
We use two third-party measurement tools to understand how the site is used so we can improve it. Both may set cookies (or use similar browser storage) and process data on their own infrastructure:
- Google Analytics (Google LLC) — aggregate traffic measurement: pages viewed, referring links, device and browser type, and approximate (city-level) location derived from your IP address. We do not use it for advertising.
- Microsoft Clarity (Microsoft Corporation) — usage analytics including heatmaps and session replay, which captures general interactions such as mouse movement, clicks, scrolling, and the pages you visit to show how visitors navigate the site. Clarity is configured to mask the text you type (for example, anything entered into the homeowner tools or a form), so that content is not recorded. Microsoft may also use this data as described in its own privacy statement.
These tools help us see what’s useful and what’s broken; they are not used to identify you personally or to advertise to you. You can limit this collection: most browsers let you block or delete cookies and send a “Do Not Track” signal, you can install the Google Analytics opt-out add-on, and you can read how Microsoft handles this data in the Microsoft Privacy Statement. Blocking these tools does not affect your ability to use the site.
Creating a member account
If you register, we collect your name, email address, and property address (and, optionally, your subdivision and the name of your association and its management company). We use this to:
- Create and manage your account, and send you a verification link and one-time sign-in links (we use no passwords);
- Match your property to the correct homeowners association; and
- Build a public directory of Arizona associations — at the association level only. Your name and address are never shown in that directory or anywhere else on the public site.
To standardize your address for matching, we send it to the U.S. Census Bureau geocoding service, a public government service, and store the normalized result. Association and management-company names you submit go to a review queue before anything is added to the directory.
How we protect member information
Member records are treated as personal data. They are never included in any public page or public query, and any statistics we publish are aggregated so that no individual can be identified. Sign-in uses one-time links rather than passwords, those links are stored only as irreversible hashes, and access is rate-limited. No method of storage is perfectly secure, but we take reasonable measures to protect your information.
Sharing
We do not sell your personal information and we do not share it with third parties for their own use. We rely on a small number of service providers strictly to operate the site — an email provider to deliver verification and sign-in messages, the U.S. Census geocoding service to normalize addresses, and Google Analytics and Microsoft Clarity for aggregate traffic and usage measurement (see “Analytics and cookies” above). We may disclose information if required by law.
Your choices
You control your information. Using the Manage your account link, you can request a secure link to update your address, change your association, or delete your account. Deleting your account removes your member record; it does not remove any association that has already been added to the public directory. Unverified accounts are automatically deleted after a set period.
